How we estimate the price
Professional sealcoating is priced mostly by area. For a residential asphalt driveway, typical rates run from about $0.18 per square foot on a driveway in good shape to $0.45 or more on a worn, porous one that soaks up more sealer and needs more prep. We add a range for crack filling, about 40 percent more for a second coat, and a small-job minimum, because most contractors won't roll a truck out for less than a couple hundred dollars.
| Driveway size | Typical sq ft | Estimated range (2 coats) |
|---|---|---|
| 1-car, short | 300–400 | $225–$350 |
| 2-car, average | 600–800 | $250–$600 |
| 2-car, long | 1,000–1,200 | $350–$800 |
| Long rural driveway | 2,000+ | $650–$1,200+ |

What changes the price
- Condition. Old, gray, porous asphalt drinks sealer. Expect a higher per-foot price than a driveway sealed two or three years ago.
- Cracks. Hot rubberized crack filling is the most important prep step, and it is often priced by the linear foot.
- Oil spots and stains. Oil has to be cleaned and primed or the sealer won't stick. See our oil stain guide.
- Repairs. Potholes and crumbling edges need patching first. That's separate work with its own price. Our edge repair guide covers the small fixes you can do yourself.
- Access and slope. Steep, narrow or tree-shaded driveways take longer to clean and cure.
How to measure your driveway
Walk the length with a tape measure or count your steps (one normal step is about 2.5 feet). Multiply length by width. For an L-shape or a wide parking pad, measure each rectangle separately and add them together. A typical two-car driveway is 18 to 24 feet wide.

Frequently asked questions
How much does it cost to sealcoat a driveway?
Most residential driveways cost roughly $0.18 to $0.45 per square foot to sealcoat professionally, depending on condition, crack filling and the number of coats. A typical two-car driveway of 600 to 1,000 square feet usually lands somewhere between $250 and $700. Many contractors also have a minimum charge for small jobs.
Is crack filling included in the price?
Often it is not. Many sealcoaters price crack filling separately, either by the linear foot or as a flat add-on. Ask every contractor whether hot rubberized crack filling is included so you can compare quotes fairly.
Is one coat or two coats better?
Two thin coats last longer and look more even than one coat, especially on older, porous asphalt. Two coats cost more, but the driveway usually goes longer before it needs sealing again.
How accurate is this calculator?
It gives a ballpark range based on typical residential sealcoating rates, not a quote. Access, slope, the amount of prep, local labor costs and the product used all change the real price. For an exact number, get free quotes from local pros.
Is it cheaper to sealcoat my driveway myself?
Materials for a DIY job usually cost less than hiring a pro, but you also need tools, a dry weekend and the right weather. Pros use commercial-grade sealer, often spray or squeegee two coats, and fill cracks properly. See our guide on when to hire a pro vs. doing it yourself.
